If you don't find a deal during the first 30 days of your mentorship program, I will personally hand you one of my own deals — or partner with you on your next one.
*Subject to active participation: you must complete daily coaching calls, submit weekly market activity (offers made, properties analyzed), and follow the agreed-upon buy-box criteria. Partnership terms, if applicable, are documented in a separate written agreement before any transaction.
A 'first deal' means the acquisition and completed disposition (sale or cash-out refinance) of a single residential investment property under direct mentorship guidance during the program period or within 60 days after program completion. The mentee must provide the mentor with: (1) a signed purchase agreement or settlement statement proving acquisition, and (2) a final closing disclosure, HUD-1, or cash-out refinance appraisal proving disposition. '$30,000+ profits' means the mentee's net profit on that deal, calculated as the gross disposition proceeds minus all documented project costs (purchase price, rehab, holding, selling, and financing costs). The mentee must submit a signed P&L summary with supporting invoices and settlement statements for verification.
