Real estate investing involves substantial risk, including loss of principal. We make no representation or guarantee that you will earn money, find a deal, or achieve any specific outcome. Past results — ours or anyone else's — do not predict future performance. Per FTC guidelines, your results will vary based on market conditions, effort, capital, experience, and many factors outside our control.
The First-Flip Mentorship is a $4,999.00 USD program providing ten (10) hours of 1-on-1 mentorship and includes a guarantee of your first deal generating $30,000+ in profit, subject to active participation and the definitions below. Payment may be made as a single lump sum of $4,999, or as six (6) consecutive monthly installments of $999.00 USD. The installment plan includes up to 90 minutes of scheduled phone calls per calendar month; unused minutes do not roll over. Additional time may be arranged at the mentor's prevailing hourly rate or under a separate written agreement.
First deal defined: A "first deal" means the acquisition and completed disposition (sale or cash-out refinance) of a single residential investment property under direct mentorship guidance during the program period or within 60 days after program completion. The mentee must provide: (1) a signed purchase agreement or settlement statement proving acquisition, and (2) a final closing disclosure, HUD-1, or cash-out refinance appraisal proving disposition.
$30,000+ profits defined: "$30,000+ profits" means the mentee's net profit on that deal, calculated as the gross disposition proceeds minus all documented project costs (purchase price, rehab, holding, selling, and financing costs). The mentee must submit a signed P&L summary with supporting invoices and settlement statements for verification. Partnership profit shares are excluded from this calculation.
Partnerships, if offered under the Deal Guarantee, require a separate written agreement.
All sales are final. No refunds are issued once payment has been received, whether paid as a lump sum or as part of the 6-month installment plan. By enrolling, you agree to complete all six (6) monthly installments of $999 if you select the payment plan. Where mandatory consumer-protection laws in your jurisdiction grant a non-waivable cancellation right (such as certain EU/UK distance-selling rules), those laws apply and override this policy to the extent required.

To the maximum extent permitted by law, Flip Ur House and its operators shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of the Service or any decisions made based on its content. Total liability shall not exceed the amount you paid us in the prior twelve (12) months.
These Terms are governed by the laws of the State in which Flip Ur House is registered, without regard to conflict of law principles. Any disputes shall be resolved through binding arbitration where permitted.
We may update these Terms at any time. Continued use after changes constitutes acceptance.
